NOTE: In the following, Step 8 is Buyer obtaining financing. Understand that in todays real estate market, a buyer should obtain from a letter of pre-approval from a lender before submitting an offer.

The Home Buyer

1. Wants to purchase a home
2. Selects a qualified Realtor®
3. Determines needs and wants
4. Discusses financial details
5. Views target homes with Realtor®
6. Makes an offer to buy home

The Home Seller

1. Wants to sell the home
2. Selects a qualified Realtor®
3. Determines needs and wants
4. Prepares the home for the market
5. Realtor® puts the home on the market
6. Accepts, rejects or counters offer

7. Buyer’s offer is accepted by seller

8. Buyer seeks financing
9. Inspections are arranged
10. Title Search is conducted
11. Appraisal is coordinated
12. Buyer’s loan closes

13. Papers signed by Buyer and Seller
14. Documents are officially recorded
15. Funds are made available to Seller

16. Seller moves out, Buyer moves in
